He established Zerin Properties on January 14, 2002 and has more than 33 years experience in the property industry.
He is a Chartered Surveyor and was attached to Jones Lang Wootton (JLW), a leading international property consultancy where he was involved in all facets of the business and subsequently head hunted by Tenggara Capital Bhd for the property development division. His experience extended to being appointed as the Chief Marketing Officer in Signforce Sdn Bhd, a boutique hotel management company.
Previn is actively involved in the Corporate Real Estate Market with hands-on experience in transactions of Office, Retail, Industrial and Hospitality sectors with over RM4B worth of transactions.
Previn and his elite team at Zerin Properties have been continuously closing landmark deals in Malaysia and the region, earning them numerous international awards along the way.
In the hospitality sector, Previn has assisted the likes of Tune Hotels, Santa Hotels, Four Points by Sheraton, Courtyard by Marriott and Vanguard Hotels, amongst others, in their M&A requirements in South East Asia.
High-profile deals spanning from the sale of Four Seasons in Langkawi to Intercontinental in Hanoi, has established Previn and Zerin Properties as notable dealmakers in the hospitality industry scene.
Sr Kuljeet is the Chief Executive Officer of Zerin Properties Corporate Valuers Sdn. Bhd. and is a Registered Valuer (V0431), Registered Estate Agent (E1314) and Registered Property Manager (PM0431) with the Board of Valuers, Appraisers, Estate Agents and Property Managers in Malaysia since 1996.
He is a Chartered Surveyor with more than 30 years experience in the property industry and has assumed senior leadership and management positions as a Partner in leading international property consultancies such as Jones Lang Wootton (JLW), Raine & Horne International Zaki + Partners Sdn Bhd and KS International Property Consultants.
His core expertise and experience encompasses Corporate Valuations and Advisory services for various public listed companies, private equity funds, institutional clients, insurance companies, banks and financial institutions.
Kuljeet has undertaken portfolio valuation and corporate valuation exercises for various purposes including submissions to Securities Commission Malaysia, Bursa Malaysia Securities Berhad, Foreign Investment Committee, Director of Insurance and Takaful Supervision, Bank Negara Malaysia, Mergers & Acquisitions, Financial Reporting, Financing and Corporate Restructuring.
He has also been involved in Capital Markets transactions and investments, Leasing, Research & Consultancy and property advisory services encompassing all major sectors of the property market.
Roja Rani is the Head of Research & Consultancy with Zerin Properties Corporate Valuers Sdn. Bhd. She graduated from University Malaya with a Bachelors of Estate Management (Honours) in 2010 and joined Zerin Properties as a Research Analyst.
She is the Lead Analyst for the Hospitality & Leisure sector comprising International & Business class hotels as well as resort developments. She also covers the office sector and major infrastructure developments in the country from a real estate perspective.
Experienced with a demonstrated history of working in the real estate industry, she is skilled in Corporate Valuations, Property Research & Consultancy and Real Estate Development Strategies.
She has undertaken Market & Feasibility Studies, Highest & Best Use Studies, Land Use & Transit Oriented Development (TOD) Strategies, Township Masterplan Concept & Development Strategies for high-profile Clients comprising the Malaysian Government such as Ministry of Finance, Inland Revenue Board of Malaysia (LHDN), Royal Malaysian Customs Department (JKDM) as well as GLCs and Private Entities.
High profile research & consultancy studies involvement include several of the nation’s landmark infrastructure projects such as Light Rail Transit 3 (LRT3), MRT Putrajaya Line (MRT2) and MRT Circle Line (MRT3).
She has also been involved in providing advisory services for Menara Exchange 106, 8 Conlay comprising hotel and residential components, assets belonging to AIA Bhd and masterplan strategy & recommendations for Medini Iskandar Malaysia and Johor Land Bhd.
Nurafiqah is a Valuation & Research Analyst with Zerin Properties Corporate Valuers Sdn. Bhd. having joined Zerin Properties Group in July 2020. She graduated with a Bachelor of Science in Geography from University Malaya in 2016.
Having a keen interest in sustainable development and global climate change, she completed her Master of Science degree in Environmental Change, Impact and Adaptation from Aberystwyth University, Wales, United Kingdom in 2019. She developed excellent research skills through a number of high-quality research projects including fieldwork experiences abroad in Spain and Wales.
Nurafiqah is the Lead Analyst for Retail Shopping Complexes and Industrial, Logistics & Warehouse sectors. She also covers specialised fields and asset classes such as Sustainable Development, Student Accommodation and Retirement/Assisted Living.
Her experience in Research & Consultancy has seen her being actively involved in Market & Feasibility Studies within Iskandar Malaysia and Greater Kuala Lumpur regions and is a key team member in preparing Property Market Reports across various regions in Malaysia.
As a member of Malaysian Youth Delegation, she actively participates in the youth-led organisation that focuses on climate change policy and related organisations.
She has previously interned with SWCorp Malaysia in the Social Education Research Department during which she was involved in waste management and recycling projects in Malaysia.
Ain Syafinaz is a Valuation & Research Analyst with Zerin Properties Corporate Valuers Sdn. Bhd. having joined Zerin Properties Group in October 2021.
She graduated with a Bachelor’s degree in Property from The University of Auckland in November 2020. She found her passion for property valuation during her degree in which she had the opportunity to perform several due diligence tasks and feasibility studies. She was also introduced to statistical techniques, valuation models and data mining.
She is the Lead Analyst for the Development Land sector and oversees the Johor and Penang regional markets.
Ain began her career in property with Knight Frank Malaysia as a Property Management Executive, which equipped her with the necessary knowledge of the property market in Malaysia, especially the Klang Valley.
Her exposure to various facets of building performance and management, having to regularly liaise with owners, tenants and vendors helped strengthen her people skills and develop meaningful professional relationships.
She is currently undertaking the Chartered Financial Analyst exam in 2022, enabling her to gain an in-depth understanding and expertise in property finance and investment.
Andrew Phan Jia-Jian is a Valuation & Research Analyst with Zerin Properties Corporate Valuers Sdn. Bhd., having joined Zerin Properties Group in November 2021.
He graduated with a Bachelor’s degree in Real Estate Management (Honours) from Universiti Tun Hussein Onn Malaysia.
He found his passion in Real Estate Valuation during his degree and seeks to achieve his career goal of becoming a Registered Valuer.
He is the Lead Analyst of the Plantation sector and covers the regional markets of Johor and Penang.
Andrew gained valuable skills and experience in Savills Malaysia as a Property Management Executive and was involved in managing Hong Leong Tower and Wisma Hong Leong.
His experience interfacing with clients, servicing of vendors and fulfillment of tender and services contract agreements has augured well in enriching his professional and people skills.
He has been involved in preparation of annual budgets and gathered valuable knowledge in building services, maintenance management and liaising with government authorities.
